Full Renovation - 2014

This double duplex was a brownstone in need of a full renovation. The renovation was for a family with grandparents who frequent.

The basement level was to be the rental unit, leaving the remaining three floors for the family.

The upper floors were planned front to back. The parlor floor was to be open. The ceiling of the living space was framed to "float" to address the mechanical ductwork. The overall budget was fixed and the client selected all furnishings and fixtures to keep to the budget.
